Valley Center might be worth a look too if you are trying to stick to the burbs, I’d say B- on that one too, I like Park City a bit better than Valley Center as a rental because it is closer to the city, Valley center is a hair rural. 

Most zoning code will have a list/chart/graphic of some kind that will list, specifically, what different types of businesses are aloud in each 'business' zone.

@Mike Van Arsdale, I saw a very interesting chart the other day comparing 25 year returns of real estate over all to the stock market to real estate 50% or less leveraged.
