Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Upon BP member recommendations, my husband got his real estate license which now helps increase our access and decrease our transaction costs.

Typically starting with a smaller rehab budget of $50K or less (maybe a max of $75K) and avoiding a 1 to 1(or higher) ratio of purchase to rehab costs is recommend when you are first starting out. 

I strongly recommend getting involved with your local REI meetup groups so you can work out your pitch with help from other landlords.I hope this doesn't come off the wrong way without tone or facial expressions behind it. 

But I recommend you study it much more extensively before diving in. 

I highly recommend an attorney to draw one up as each state and each property can have unique issues. 

I'd build up and go for at least 2 units but 3 stories is better. 3 story walk up apartments account for almost 65% of apartment developments round he country. this is what I'd recommend on your lot. this is 35' tall and we do it in columbus oh 

However, if they are still considered a short-term guest under lodging rules, you may have more flexibility, though the specifics can depend on local regulations in Seattle.Since this can become a legal gray area, I recommend documenting all agreements, payments, and communication with the guest.

We recommend you get management contracts from several PMCs and compare the services they cover and, more importantly, what they each DO NOT cover.
