See what amenities they have, how much they are booked, and what they charge.. then set your rates by these metrics not by what some algorithm is guessing at.

I guess I was looking at this as a low-cost of entry type of property that could provide some cashflow.

(I guess that's what the $3K to $4K deposit is for)(3) Is it difficult to find private money @ 12% over 5 years to fund these deals?

Personally I don’t like being cash flow negative on properties, but I guess if you have an amazing W2 and a good reserve account and the new property is going to cash flow really well then maybe consider it.

So I'm guessing it might depend on your state laws and personal situation. and make sure you know of any sticky items that would eliminate the protection you get from the LLC.

I guess what I'm still not clear on is then say I get 3 MFHs on VA loans.

I guess my point was I did not ask for a rush and boom title comes back in 4 hours  so I thought it was something really !!..
