Court date came, he didn't show up, so the judge awarded me 2000$ for late rents and other fees, when time came to evict him he took off with some girl I had never seen before, poor her she doesn't know what she got into!

Don't think that the boys will damage your units more, my father-in-law USED TO rent student housing and he said that the girls almost always made more of a mess of the place than the guys did.Don't worry about the value of your property going down, if you buy it at the right price and it cash flows I wouldn't worry about it.

I too have a fear of starting out.I only have decided that I was going to do this about 2 months ago.I've done a lot of reading these past two months, and have worked a little in residential construction but I still have a lot of things I worry about.I've already lined up financing, got a real estate agent, and looked narrowed about 30 drive by's to 5 or 6 properties I've looked at and I'm pondering making an offer.The thing is these properties are not in the best areas.

Too bad I'm married, I bet all the girls would be beating down my door.

When the girls were 3 & 4 I had a hammer in their hands lol).Anyways, I have done it all; tiling, drywall, framing, installed doors, carpeting, rough and finished carpentry, knocked down walls, installed cabinets, laminate flooring(I didn't want the added expense of hardwood), finished my basement (DH did the electrical although this does not appear hard to learn), designed and built a 20X20 paragoda/arbor for my patio (with some manly help) and installed a vinyl fence.

I've had houses on my mind since I was a little girl, and I'm anxious to learn everything I can before I actually jump in.
