Our rental is in a hippie town and we attract responsible, green-minded tenants both with solar panels and garden beds in the yard.

I would be so grateful to connect with others who have experience with the rental landscape in Japan (whether Kanto, Kansai, Fukuoka, Sapporo, or elsewhere!). 

The german real estate landscape is very very different from what you are used to.

Have put some work into it, refinished bathroom, revamped landscaping, new front and back porches.

Re-piped the whole property, built a laundry room, expanded the pool deck and added pavers, refenced the property, re-built 2 exterior staircases, re-landscaped, and put in all new cabinets, granite, appliances, LVP flooring, lights, doors, blinds, etc.What was the outcome?

We washed the concrete with a garden hose and chemicals.

While a restaurant, say Olive Garden, may be easier to lease to another restaurant.Compare this to SFRs, it is just different.

Full kitchen and bathroom remodel, new floors, drywall, interior and exterior paint, landscaping, and misc.

roof looks solid, saw the newer HVAC compressor, and the landscaping seems like it won't be a huge burden.
