The key point is that those worrisome thoughts are usually just thoughts and don't come to fruition.

Development here is much less costly than "east Portland"2) Foster has a great mix of historic storefront product along this section, good development land and the width to become a really nice urban village district. 3) It's one of the most affordable neighborhoods that is still bike-able to downtown. 4) This area will become a highly desirable neighborhood once the commercial development comes to fruition.

The whole point is that if those law suits would have come to fruition you would have had only 1/2 the coverage.

Hopefully the $6k+ gross monthly rent comes to fruition.

If I was to take said advice back in the day when I would analyze 10-20 properties per month, that would be one hell of a high cost of due diligence not to mention manny of the homes I ended up making offers on would not have come to fruition as I would be highly dependent on a contractor taking that time and quoting it immediately so I could get the offer in.

It's taken me many years for some of my projects to near fruition and others are done same day.

Let's hope it will come to fruition.
