Also, keep in mind, that your rental income and expenses do not include principal paid on mortgages.I think that for you more meaningful result would be: net rental loss + depreciation taken for the year - principal payments on the mortgage (interest portion should've already been included in net loss).

Before I bring my client to a deal I ask ( Are you going to try and push the market with multiple rounds of bidding and extract every basis point out of this property OR Are you looking to sell right away to one buyer for a reasonable purchase price and terms?)

Plan to extract the $100k in equity for your new house, then ignore personal residences.Look for a portfolio loan in the amount that DSCR is about 1.25 or even 1.3.
