It is common for investors to bring in additional signers, often referred to as credit enhancement.

In my experience, the local banks are going to get you better rates and lower fees with their commercial loan products than the "DSCR lenders".

Are you prepared to kill the deal if the seller does not give you additional discounts/credits or security deposit credited to you?

Most of the time, an ADU will cost 100k just for that part and then you have to actually build the cosmetic part for an additional 40-50k.
