Although I copy every one on property repairs. instructions etc, it is always good to have one person co-ordinate someone being around for say a furnace clean so you don't have to do it.

But here's the thing: they were missing something important: practical experience and instruction.

Both states have fill in the blank on line forms that take  about 15 minutes to fill out, instructions are provided, and the resultant Articles of Organization are state approved.
