Another option would be to consider co-buying with someone else.

Often pretty quickly....see something online at 1pm and I'm meeting you there at 2pm to see if we can lock it up before someone else did. 

I believe if you change jobs or leave that job, you have to pay that loan back or else it counts as a distribution.

Plus just because your search shows those, doesn't mean mine (or anyone else's) will show the same thing.

Trust me, everyone is going to point the finger at someone else, and if you get involved likely the finger will be pointed at you by both parties.Send the message and let them know that this behavior past a certain time is not allowed and obnoxious before at anytime of the day violates the tenants rights. 

@joel even if you convince the bank,  did you put 5% of your own money down,  or someone else's? 

I'd expect for example, all else equal, for more rent growth in Denver, CO, than Memphis, TN, over the next 20 years, compounding from current rates.
