Your title officer will tell you what they require.I'm not aware of a document in any jurisdiction named 'Probate Deed'.There is a personal representative deed, administrator deed and executor deed, all of which are used to distinguish from grant deed or warranty deed in that the transferor cannot represent what they don't know, since they are acting in purely fiduciary capacity.

There's definitely going to be a need for notaries in RE for as long as notarization remains a recognized and regular practice for ensuring the validity of contracts.With that said, though, I would be mindful of entering into a business where there is virtually no way to create a distinguishable difference between your service and the services of competing firms.

Eg:  A casement window replaced with a double pane, eGlass.IMO, it's hard to upgrade a roof, so that too is a repair, but the CPA will amortize it as capital expense.Perform due diligence and claim necessary repairs to be performed by seller.Think I need to read up on distinguishing the two better.
