Cautious buyers forecast their exits with a decompressing exit cap rate because they believe that things are really good right now and to expect it will always be this good is dangerous thinking.  

@Logan M.Depending on your scale of units and issues I would say buy a drain auger 1st if you don’t have one and that seems to fix a mass majority of our issues roots, grease, dipers, ect Now you or a tech would need to learn to use the Machine, they can be dangerous but for us maybe about 2-5 % warrant needing a cam for deeper investigation.

But I think it is dangerous to make such a guarantee. 

But clearly other items are required because some that have 5 star are not getting the distinction

Most of us don't have the ability to print US Legal Tender (our own money); so, the judicious use of credit remains our best option.Be sure to make the distinction between the consumer mindset which is typically a scarcity mindset: "I don't have enough", or "I can't afford it", "How much will it cost?"
