And, yes, a 50% discount would be suspicious but I've never seen any and I don't think we'll see any in the current market.Sebastian, I could follow your reasoning that a 10%+ discount is suspicious if you're thinking is along the lines of "nobody is offering more than 10% so it's not in the developer's interest to offer more so, if they do, there must be something fishy".Apart from that, I strongly disagree.

For example if a agent stands outside a open house, you approach them, they show you the property and makes a offer, it automatically binds Agent-Client relationship although there was no specific contract entered between parties.I disagree with that.
