Is it overkill as I would not be dealing with leases, work orders, etc?

@Zach Howardyou can usually post enough information in a thread without the address and people will usually happily help you analyze deals. 

I do deals with friend and family and they are loose because I trust them. 

It’s a smart move, especially since it ties in with your goal of saving for your first investment.For skills, you probably already have a good foundation with your sales experience—things like communication, organization, and dealing with clients are all super valuable.

I lost money on that deal, but learned a ton.

I always have a "hold 1st" mentality - you might have to leave a few more dollars in the deal but at least you'll have it in your portfolio.

Cold calling, mailers, signs, google/Facebook, RE meetups, RE agents are all ways a whole sales would find deals

In the meantime, I'd like to get my Texas Real Estate License, but would like to know if I could do a few deals remotely before return back stateside to Texas, and can come into the office.
