Here's your mission, should you choose to accept it.Calculate the following:1 - (Cash flow per month as is times the number of months you've held the property so far) minus the cash you spent on the property = A2 - A divided by your cash flow per year = BA = the total dollars you are at a loss so farB = how many years it will take you until you have recovered all of your cost...and start making a profit.Now, do the same 2 formulas, except this time calculate it as if you bought the properties using only 20% down...instead of 100% down.  

I have found that to be a good place to start and use to develop your why, your vision, your mission, and your goals.

But if the base is out in the middle of Oklahoma (like Altus, OK or Enid, OK) and (not saying they will b/c both bases have clear missions currently) but IF they did close... there aren't a lot of jobs to replace the jobs lost from the base closure....therefore renters might leave. 

A small step you can take, which has worked wonders for me, is making a personal mission statement for yourself and clearly writing out your goals.

I often give to the local rescue mission and encourage others to do the same. 

I also think he needs another hobby like mission trips, sportscars, or fly fishing but that's my opinion. hahaYou could hire a maintenance/handy man in your market that understands real estate.
