I work for a flooring company as a designer and meet contractors and people who flip homes regularly so it has me flirting with the idea of doing it myself.My question is, how did you get your spouse to be on board with real estate investing?

Gas company couldn't schedule to turn in gas till 5/6!!!

Mississippi is pretty small not a lot but start with DR Horton, Lennar, etc. most companies are after large growth cities though. not sure about Jackson 

In New Hampshire, title laws are strict, so we couldn’t move forward without obtaining a signature from a living heir.The title company dug deep and eventually located a distant relative—a niece of the deceased owner, two generations removed.

I looped in the owner of the company but things are still pretty rough. 

If the insurance isn't done properly, it's on the edge of impossible to cash the check because it's made out to the lender, my company, and the seller(s). 

@Stacey OlsonRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I haven’t used them yet but Universal Settlement Services is an investor friendly title company in the state college/altoona area.
