I hear of all these great profits that are being made investing in real estate that has a major “business” component, like small assisted living properties; rooming houses; sober living arrangements, etc.  

You need to do a SWOT Analysis of yourself--what strengths, weaknesses, opportunities and threats face you on your journey and in between you and that community defined end state for the real estate.  

We in our lease addendum have language that the property is X years old and may require components to be replaced which is not uncommon and no rent reduction or hotel will be provided.

(A Kitchen defines it as a “unit” vs just a few rooms downstairs.) 

A well-defined mission aligns everyone’s efforts toward a common objective.

In Mass, that means that all components are double-wall, non-corrosive (fiberglass).

Hi @Guy Idan, like others in this tread said, is important that you "vet" the Syndicator (aka sponsor) - every component of the syndication is important (the property location and the local economic drivers, property class, the loan type, property management company, the sponsor, etc.) but I would say this is more as a bet on the jockey than on the horse.
