Look into Rooted - they are sent properties all the time.

Demand is what drives up price/value.

I'm a stucco contractor here in the Bay area and dont make too much money because of 15 employees, however I drive for Lyft a couple hours a day and believe it or not that got my my first rental last November.

This isn’t 1979 where you’re restricted to properties “within a2 hour driving distance”.  

I also find that depending on the tenant, my one Airbnb property has less wear and tear because it's constantly cleaned and maintained versus my other rentals where the families living there settle in and accumulate stuff - which makes it hard to deep clean regularly (to my liking) as well as just the constant daily wear and tear from kids etc. 

Raising rents on a monthly basis is likely to drive your tenants away.

The property management LLC's are the latest gimmick these alarmists use to drive up their revenues at their clients expense.

I've been doing a deep dive looking at cash on cash return for various down payments and expenses on properties with a mortgage.

I see so many people who don't understand what they are bidding on.They don't do the research, they don't drive by to see that the Google st view is not accurate and they put down a bunch of cash on a bad property.
