To save those costs, you might want to stick to some year build and older, for example, if you cannot do inspections on the properties that you are buying due to off-market deals or something else that is hindering you (all sellers I buy from do not want anyone in the home till we close).

The institutional firms that do this type of lending (we deal with them every day) have to "securitize" the loans...meaning have their hedge fund/Wall Street backer bless the deal.

Haven't found a deal that works for BRRRR. 

You could try to “fly under the radar” and use the existing septic but 5 vs 2 bedrooms is a massive difference so I have to think you’ll be dealing with septic problems.

We deal with a lot of OOS investors.

There are always private money lenders there and people who will partner up on a deal.

I would fist run the numbers to see if it is a good deal at the price and everything else, and then I would drive down the streets to see if you see any licensed contractor signs/trucks.
