The real work is locating these properties and I've learned the best way to do this is to work in towns/areas that have online GIS systems that map; topography, wetlands, soils, etc. and assessors data available for download either from local sources or listsource.com.  

It looks like Privy is a great tool for identifying investment properties by using up to date MLS data.

So, this whole "you must live in the property for 1 year" claim that we see online seems to be completely baseless.

We use DealCheck to underwrite deals and QuickBooks Online for everything related to accounting and numbers.

You don’t even have to attend some conferences, some will publish a list of their speakers and/or attendees and you could simply reach out directly after researching their firms online.
