If someone is over paying $200k, they're banking on appreciation which in my opinion is a dangerous game and those are going to be the first investors that get creamed in the next correction.

YUP  list it for under market cream the rental pool and keep it rented.how I do this Is I NEVER raised rent as long as tenant paid..

It's not exactly the cream if the crop.

It comes painted in either a white or cream color, but you can paint over it with regular interior paint to help it blend in. 

It is not the cream of the crop, but with a little better management could be nicer.

Going out of state as a newbie is trying to have your cake and eat it too, you give up your control but still think you can pull the returns of an active investment ... though there are plenty here that will try to sell you that fairytale dream of puppy dogs and ice cream, it rarely works out that way in reality.
