I see a lot of investors buy good investments, but then they lose tens of thousands because they have no idea how to manage.

If I am understanding this correctly the $175K is the equity amount the lender supplying the construction debt requires so I am guessing this is a roughly $900K total cost project. 

We deducted the cost of cleaning the home, the carpet, and some other drywall and paint damage to the property. 

BRRRR also assumes you nail the rehab and refinance steps, which can trip up newbies if costs or appraisals don’t align.

You'll want to incorporate interest costs on the HELOC while you're using it, but that will add to your holding costs in addition to utilities, closing costs, etc..

-While rent would be more expensive month by month, the idea of being able to take my equity out of my home and also being able to reduce annual repair costs, property taxes, etc. does seem appealing to me.
