I want people to feel like they're walking into their own house, not some frat house with beds in every corner.....

At first we thought this might come in as residential and our plans were big subdivision with small commercial center at the corner of Evergreen and Jackson school road.. but the Hillsboro long range plan and the state and the chips act has changed that as with our 117 acres and the props to the north we total around 350 acres that can be easily developed and that's what big companies are looking for..

I don’t like providing  blanket SF costs as there are scopes that differ depending on the home but it’s very difficult to complete a gut renovation on a 2,000 SF home for less than $200,000 if you’re pulling all proper permits and and not cutting corners.

There will always be people talking about this "crash" or "correction" that is just around the corner. 

In LA you can add ADUs so many investors buy properties with alleys or on a corner lot and build an ADU with 2-3 bedrooms and rent it out for good rent but then I think you are subject to rent control since then your property turns into multi-family and in LA there is rent control on multi-family (It might be harder to get insurance now a days for the ADU because of the current insurance crisis in California). 

Yes, we did.Here is why: market was a falling knife, loss next month will be worse, subject property not properly insured, and pants on fire "person supposed to pay borrower" is going to cut corners and try other tricks.

I am a total beginner in this corner of the RE universe and would love for someone to help with mentorship and/or showing me where I can learn more about... 

It's really hard to get started and a family member in your corner is a big help.

I’m not sure how familiar you are with Portsmouth but there’s a 7-11 on the corner of elm ave and George Washington highway near the shipyard and I was a short walk from there, so I’m definitely familiar with both the bad and the good of Portsmouth lol.
