The math tells me you should have sold the property a long time ago.

Househack properties in 2024 sold 1-2 weeks faster than they did in 2023.Deals are tougher to negotiate as well. 2 of NYC's surrounding Counties (Westchester & Suffolk) are averaging above asking price sales on 2-4 family properties. 

I owned for 37 years, raised the rent many times, and later sold for 6X what I paid. 

The houses are sold very cheap, however to fix them up, you are usually investing about $30k-$100k to make them livable.
