A few years ago I was in an offer and compromise, but I was kicked out the program due to me not getting a payment in after having my payment sent back to me for not having the correct name on the money order.The last few months I've been working with a advisor on building my credit at the same time establishing my business name to build business credit.

If you do differentiate between properties just make sure your criteria is recorded, prospective tenants are aware of the requirements, and you don't compromise on that criteria. 

That will cause you to make concessions or compromises that could make what is a decent deal into a bad one. 

When good deals stop coming across my plate I tend to compromise my standards just so I can "do something".

Every other ceiling in the place is fine, you refuse to compromise on this one room.

It doesn't mean the seller has to compromise. 

I have principals I adhere to and did not want to compromise those principals just to get a deal.  

I don't want to compromise on credit or income requirements either but I give a few good, verifiable references a lot more stock. 

Even if you were to get into the deal and get to cash flow, your exit will be severely compromised as many lenders (and thus buyers) will not be willing to finance such a deal.Think very hard about entering into a deal where you do not have full operational control.

Don't compromise your criteria without a clear written reason.
