As for repairs on the purchase of a home prior to auction there are some professionals utilized by the professionals for costs to repair the home in best and worst case scenarios.

That's just common sense.  

Sounds like we may have a few things in common on that! 

I have a pro forma  using very pessimistic occupancy/booking percentages (worst case scenarios) which identify a very nice cash on cash return, and the ARV will (again, pessimistically) be at least double the purchase+rehab costs. 

If you prefer to be hands-off with full-service management, then I'd plan on paying around 20% commission as that's pretty common.

For average investors without large amounts of capital to deploy this is a common approach to growing a portfolio.

This is an unrealistic scenario because you cannot easily find someone to give you 95% financing on four properties. 

Worst case scenario, we sell the seasoned, performing note at a discount.
