Find a flat fee or 1% commission agent that works with volume investors. 

Does the price, rehab, and ARV meet your percentage requirements after holding costs, closing costs, commissions, hard money fees, permits, & other soft costs?

Most people think that because a buyer goes direct to the Listing broker they can automatically drop the sales price by the buyer broker's commission. 

I know of several rehabbers in Sacramento who also have their RE license, and if they can't make a deal work with the numbers or the seller won't go low enough on the purchase price, they list the property instead and still make some money from their commission on the sale. 

There are a lot of people outh there making a commission on pushing those loans just do not fall victim to that type of scam.

There may be some instances where the buyer pays the commission to the real estate agent representing them.

I make good money with my PM business, and my sales commissions go towards investments.

That might be a win-win, especially if the seller will offer a good price due to not having to wait for tenant's lease to end, find a buyer, and likely pay listing commissions.  

Even though in real life you should be able to buy it for 5% less the estate is saving in real estate commissions.
