I know of several rehabbers in Sacramento who also have their RE license, and if they can't make a deal work with the numbers or the seller won't go low enough on the purchase price, they list the property instead and still make some money from their commission on the sale.

There are a lot of people outh there making a commission on pushing those loans just do not fall victim to that type of scam.

That might be a win-win, especially if the seller will offer a good price due to not having to wait for tenant's lease to end, find a buyer, and likely pay listing commissions.
