Rate hikes of .25-.50% really start moving the needle in terms of high-end homes payment cost. http://www.businessinsider.com/housing-starts-and-...I think we will see this as a roller coaster ride as rates climb every few months or so.

That's why the returns always look so good on low priced properties, the increased risk that comes with more drama at that end of the market makes it attractive if you have a strong stomach, thick skin and like roller coasters...Certainly crunch the numbers on your prospect properties, but also overlay things like safety, quality of local schools and overall appearance of the neighborhood, (the things that responsible people care about).

With real estate cycles in most other states you might see a smaller upside and decline in values.In places like CA and NY you can see wild swings in values based on the cycles almost like a roller coaster.
