Today has been a bit of a roller coaster of emotion.  

Either or will be fine with meLeading up to today has been a series of emotional roller coasters.

The bear case is these rates are historically low.. and instead of trying to catch the first seat on roller coaster.. probably better to just not miss the ride.

It has been a roller coaster ride for me at times, but I am starting to get more clear and determined to keep at it until I succeed.

New buyers and sellers went on roller coaster ride.

there were over 400 banks that failed in Georgia alone.. not sure were you getting the 157 :)this is my 3rd roller coaster ride.. but 08 09 was the big dipper...

That's why the returns always look so good on low priced properties, the increased risk that comes with more drama at that end of the market makes it attractive if you have a strong stomach, thick skin and like roller coasters...Certainly crunch the numbers on your prospect properties, but also overlay things like safety, quality of local schools and overall appearance of the neighborhood, (the things that responsible people care about).  

With real estate cycles in most other states you might see a smaller upside and decline in values.In places like CA and NY you can see wild swings in values based on the cycles almost like a roller coaster.
