There are a ton of ways to get business, and everybody excels at different things, Maybe you love presenting, then buyer's or seller's education clinics can get you tons of contacts and leads. 

As I was working through the free trial, I realized the software was for property managers and not owners.

i did. we verbally agree to 1000 sqft gross rent on 5 month trial for $1000 plus $160 for their portion of cmp and oil bill. with no security deposit by him and no repairs required by me. 

However; as it turned out we could have started in that fall, and been done by spring, but it still worked out, We also had to familiarize ourselves with subs and it was a bit of trial an error, but overall, 99% of them were great and we'll use again. 

New to this forum but happy to learn from all of you more “seasoned” landlords.We are in the middle of evicting our tenants in Ohio, have jumped through all of the hoops, and are awaiting trial.  

What I have done also is if I have to front the $ is I get them on a trial payment plan to increase their monthly payment to pay down those advances.

I personally tend to think that some people go looking to make trouble, and then they try to get out of the trouble they made by excusing their bad behavior as some sort of "trial by fire" of my customer service skills that I failed.

I'm initiated a free trial and have a call with a rep to see if they are able to provide what I'm looking for. 

If IRS reconstructs your income with the bank statements, you need to have a audit trial of what all the money coming in are for. 

I figure that since the property is a short drive to University Circle, Cleveland Clinic, and very close to universities, it may not be a huge drawback.
