Talk to a few local banks and get preapproved - the best financing will be for properties you choose to occupy, so I'd recommend getting something with at least two units.

So who knows what the localities will and won’t be able to choose on their own later on.  

I've read a few of the BP books written by Brandon & David Greene and they say something similar to choosing a PMC.

There is a lot to choose from out there so I am hoping to see what others have enjoy the most.
