Locally, FB is an excellent way to reach more potential renters, I'd start with the "NWA Rentals" group and "University of Arkansas Parents"Agree with the other comments that you need a better PM, if you don't mind the part of the work you're currently doing, you could leverage a local investor to help you show properties.

If your plan is to rent to college students, then I think it can be wise to have in your contracts co-signed by a parent/legal guardian.

I also require:Rent + Monthly Debt <= 45% of GROSS monthly incomeExample: So, someone making $6,000 per month ($72,000 per year) meets the initial income requirement BUT if they have a $750 car loan, $250 child support payment, and $250 credit card payment $1250 total then $1680 (rent) + $1250 (monthly debt) <= 45% x $6000 (monthly income)$2930 <=$2700 (DENIED)
