If the muni is aware of property with broken glass or mold or broken stairs or any kind of problem that could cause injury, they have to call it out in order to protect themselves in case of a lawsuit.

There is a deed which grants ownership as I described and a Co-Ownership Agreement that says they get the upstairs and we get the down stairs and defines some general obligations.The agreement was drafted in the 80's for our respective parents.The language is vague and poorly written for it's intended use.With regards to FMV of the rents paid to the LLC, I have no idea how they are substantiating the claim.I am very interested in your assertion that the existing form of ownership would not qualify for a 1031.

8am--headed to the newly acquired and renovated rental property for some final 'fix it' items: repair window, connect gas stove, mount hand rail for basement stairs, pick up fridge, and meet guy who is building egress covers and ladders.Oh yeah, forgot to mention that it is our first real snow storm of the winter-8 to 10 inches.

Look upstairs, downstairs, closets etc. to see how much junk you will have to move.One tenant I made the mistake of not inspecting upstairs and the down stairs didn't have much in it.
