Toledo's Lucas County Metropolitan Housing Authority...LMHA which administers the Section 8 program seems to have had a difficult 2016 and 2017 doesn't seem much better.I've been renting to Section 8 for seven years now, I still have my original tenant in fact, and normally I find great satisfaction in renting to good tenants and working with the bureaucracy that comes with a government program...I had 10 properties rented section 8 at one point and have slowly prioritized standard rentals over the program and now am seeing blatant issues with their operations causing me to move away from considering their tenants.Delays in the program: We used to have 5 business day's delay for new-tenant vouchers to be reviewed and processed for inspection but have been going weeks before we hear anything.

I don't mean to cause offense - this is me just asking a genuine question.

What caused you to get into a NOD?

So, Brandon, if your capital reserves are 150kish, I would really think about doing some BRRRRs or Flips even to generate cash cause that 150k will be sucked up in 2 - 3 deals, instead you can use 150k to scale and never be out of the game.I wouldn't rush to infuse 100% of the capital in two holds. 

If the attorney is also confused, I'd be worried the bank won't want to do other things for you and cause you problems.

Accept whoever applies" is an idea that would cost you a bucket of money in the long run.Bankruptcy is usually a "no" unless it appears to be a one-time event caused by something out of their control such as a massive medical bill or a business failure. 

This would mean your class of tenant causes more damage than expected, or hail destroys your roof *every 5 years* or something similar.

Sewer Cabling/Drain Cleaning: When there's a blockage, usually paid by the owner unless the tenant caused it.

For apartments, I prefer to provide them because many apartment renters make mistakes hooking them up, or they cause damage moving them in/out. 

And while the deduction for depreciation is legit, you have to pay that back eventually - it's really a tax deferrment.I would be more interested in finding something that causes you to pay more taxes, because it is making you money.
