Next are the health and safety hazards: rotting food in the refrigerator, as well as carbon monoxide producers such as the grills, propane heaters, and extensive use of the fire place.  

If so, do I need to get a special carbon copy-style contract, or just a single paper that i can photocopy after it's been signed?

If you hire a licensed plumber and he screws up the venting off your furnace and someone dies from carbon monoxide poisoning they can sue the company, but the corporate veil will likely protect you from liability. 

Hi @Ryan Galasso,That is a pretty good basic package of coverage.The main thing I would be concerned about is the potential pollution exclusion and the ability to scale in the future.Most companies have a total pollution exclusion and in the case of tenants, the biggest thing to worry about in that regard is carbon monoxide poisoning from a furnace or water heater.

Check under the sinks for leaks, check that the furnace filter has been changed, change the smoke detector and carbon monoxide detectors.

I pay them with a checkbook that has carbon-copies of the checks.
