Hell wit the type of money you have access to I'd almost rather see you become a private money lender for another experienced flipper, who has made the mistakes, has a proven track record, has the dealflow, and the crews, and will pay you a handsome return on your money. 

. ;-) It's simpler to have an attorney hold onto things and is a powerful witness in a lawsuit.

CARS do NOT break down.. unless your driving a SPAM can junker.. count your blessings and move on to a real lender if you actually need one at this point Pay nothing up front other than appraisal to a company whose cars work.  

My manager has been at this since 1996 and has a ton of stories.Always considered myself a bit liberal, but after hearing his stories and personally witnessing current versions of the same, have gotten desensitized and not as liberal when it comes to tenants.A MAJORITY of their problems are self-inflicted.

If you work at it you can find a contractor who is eager enough to work wit you that he or she will walk the property and give you his thought.

We certainly have had plenty of examples of priests (and other religious persons) coming to a specific property to bless or "cleanse" it.
