HI Leland,Ultimately, it depends on the loan product you're using to qualify with but for the purposes of conventional financing then you will need min 1 year tax return filed with the self employment income and to document your past track record in the industry doing pretty much the same thing then you can probably blend (using worst case) numbers to be conservative (yes thats how underwriter's are).So for instance the s corp income is 100k but your W2 prior was 125k, dont think they will use 225k (100 + 125k) and divide it by 24 months they will probably take your 100k / 12 months = 8333.33 and apply a max 45% DTI to that 8333.33 which will give you a max qualification of 3749.99 per month max payment (all debts included).Most banks wont take the above 1 year tax return it just depends on your situation.

Same with exterior, if the stucco is peeled off in places, you can blend in areas, but often times, it is best to re-stucco the entire section to avoid blending problems.Look at the flooring, usually, you will need to replace carpet, for teh tile on floors, if teh grout looks good to your eye and the tile is not butt ugly, and if it is not cracked at all, you can keep it, otherwise, count on replacing it.

the first two posts are a great suggestion, just want to throw another option at you to consider, you can use a grinder with a concrete blade and use it like a sander and blend the batch into the original wall area to make the patch blend in better with the wall then use a basement paint like Drylock or a water proofing that is painted on the walls, its a little thicker then just concrete paint and will help to cover up the patched area.

So maybe rent reduces initially but you increase rent by 2.5 or 3% annually instead of the current 1.5 for example to get a blended cap rate return over time to the same point.
