The legal structures they set up for me were confusing until they sent me a block diagram showing how everything works at which point it became very clear.Only thing I wish they had was a "users manual" that explains what to do at each stage of the process; that would have been simpler than all the emails I sent which they happily answered.Overall it was a very positive experience and the peace of mind it brings is well worth the money.

I'm going through some of the early stages of deal analysis, and listening to some of the books from the library here.

We are now just past the sheetrock stage and so far the numbers are fine.

Still in the early stages - it will probably take 2 more years to realize the value.

Some have even told us this arrangement will make us more motivated to find a tenant faster and a good that will pay on time!

Hello everyone, I've done 3 buy and hold rental properties, and now I want to do flips, I need investors and I have some that have shown interest, in addition to speaking to private lenders that are willing to fund 70% of the LTV (based on the desired property)I'm seeing a lot of deals from wholesalers, but the problem is, some of them close in 2 weeks and some as long as a month, and they don't take conditional offers, and the good ones fly off the shelf really quick.My question is, how does someone like me close one of those deals within this short period, how do you arrange the equity and financing with little to no inspections sometimes even.I'd like to know how do I prepare myself to be able to close one of these good deals right away when they are offered to me and many others?

Are there any verbal agreements or arrangements between the current Landlord and Tenant?

One of my current tenants is using a rug I had in the house for staging; he's SUPER clean & it'll be well taken care of . . .

Know the house and the finishes, if its out date stage it to look modern or make some renderings of the updates.
