Brokers will over enforce rules so that there is no possibility of an issue arising.

I was wondering what kind of warranty return I might expect to see when the 3 year comes up and most likely we are in a rising interest rate environment. 

Unless you have a good answer to that question, you are at risk for getting into it and quickly burning out when difficulties arise (and they will).If you really want to get into rental properties, I would look into if you could even get a loan on an investment property given your debt to income ratio.

Generally more, however this accounts for any unexpected bills or situations that arise during this time.

I am a rising senior in college and am looking at investment properties to move into when I graduate.

And do it as soon as the issue arises.  

Sales contracts have an inspection and repair contingency where Buyer can have an inspection done and terminate the contract if any issues arise.
