Not exciting, but not sure of your appetite to take on the risk and activity level of real estate investing.Especially if cap rates are low in your area, and you need to look in other markets for yield, this is much safer than trying to own and manage property from a distance.2. 20% return - Invest as a private/hard money lender with trustworthy and established rehabber/flippers that you can find right here on BP.

Thank you Scott, I have been working with local MN community banks and credit unions for over a year since I started buying notes but there are not that many to satisfy my appetite:)If you see any NPNs in MN, please keep me in mind.I might consider buying in WI, Iowa, ND and SD, but will need to learn their foreclosure rules.
