This alleviated some of the burden of finding tenant replacements and also helped them out.But to @Damaso Bautista's point, if it's a competitive student market, and there's already a concern before you sign an agreement with them, I'd seek other tenants so you don't have to worry about that situation arising.

A co-signer wouldn't necessarily alleviate that problem because they still want you to account for your current income with two years of consistent figures.

But the Fall/ Winter months are incredible, and as long as you pay the $400-600 a year for Flood Insurance, much of the stress is alleviated.  

They can always say that they did not have the money...They can say whatever they want but at the end of the day “not having the money” doesn’t alleviate them from their responsibility of paying what they contractually agreed to pay per the lease.

It could be shared/rented out to one tenant, which would help alleviate some of the financial burden; however, the cash flow situation you're in is still vastly different and, depending on your financial standing, potentially jarring.
