State Farm agencies are notorious for underinsuring condos. 

My front end DTI is 26% and my back end would be 39% with the second mortgage. my credit score is around 710-760 depending on the reporting agency.

It seems like it would be easier to go straight to the listing agent, but some residential agents won’t do dual agency and it complicates things.

It was a waste of money, and I think if you're truly at the level that requires a sophisticated legal structure, you should build a relationship with an independent lawyer and not an agency. 

I do work with clients as well as part of my agency business! 

I'd lean toward believing a Masters in Real Estate would serve agency well and an MBA more on the investor side but that's just top of my head thinking with nothing to back that up.
