Do security deposits accumulate interest in favor for the buyer?

A lot of people have been asking them about how to do rent to own properly so they decided to create a 3 day course for people for 1500$ They will help us structure our first 3 properties and give us all the knowledge that they have accumulated over the years. 

In addition, employer contributions may be withdrawn upon the occurrence of any of the following events:1) The occurrence of a Hardship,2) The attainment of age 59 ½3) The employer contributions being withdrawn have been accumulated in the solo 401k plan for at least 2 years; or4) The participant has participated in the solo 401k plan for at least 5 years.Salary Deferrals(employee contributions): Any employee contribution (including any earnings on such amounts)may not be distributed prior to the solo 401k participant’s severance from employment, death, or disability.

I'm looking to slowly accumulate rental properties over the years to achieve a sizable cashflow and earn my time back on my own terms.

I'm relatively new and am interested in accumulating rental properties in Central NJ.   

So far my business partner and I have accumulated 25 units consisting of mostly SFR and a few multifamily including 2 triplexes and a fourplex.

Over the last year and a half I’ve accumulated 45 units and haven’t done any official background check on any of the placed tenants.

Since implementing a new business plan 2 years ago my partner and I have accumulated 27 doors with a few small multifamily properties but mostly SFR.

Unlikely it will sell at the auction, unless someone bids the full amount owed including of course all accumulated interest.  

I have been doing lots of research on rental properties and the potential for accumulating passive income.
