Depending on how much rent you are missing out on it might make sense to pay $100-150/mnth for landscaping, power wash, touch up paint until you get the tenants you need and then cut him off.

Property was handed over properly, need to get some paint Touchup done.

Everything in the kitchen needs to be replaced, the bathroom needs a remodel, all of the carpets need to be replace, some paint and a few touch ups should be everything it needs.

Put about 35k into the renovations I still have a day or two left in touchups and clean up.

It makes it easier for touch ups. 

Drywall repairs is quick and easy and touch up painting is to be expected.
