after being gone for almost exactly a month (I left on April 19, got home May 16). 3 weeks of 6 ten-hour-days of hands-on rehab (with a great crew of workers), and another 5 days of before prep, after mop-up & travel.Everything is mostly done -- the tenants are skilled enough to fix the remaining items  - drywall texture, baseboard throughout the house, put in a few doors, replace some outlets, & install a range hood, replace cupboard doors, finish painting touch-up, & replace outside gate.

Depending on how much rent you are missing out on it might make sense to pay $100-150/mnth for landscaping, power wash, touch up paint until you get the tenants you need and then cut him off.

Everything in the kitchen needs to be replaced, the bathroom needs a remodel, all of the carpets need to be replace, some paint and a few touch ups should be everything it needs.
