I cut costs,  maximized efficiencies, raised rents accordingly (that alone will increase my cash flow this year by about $1,000 per month); and streamlined landscaping/pest control/rehab work and on. 

Either you do all the work yourself, i.e. no contractors, no managers and no cleaners - or you do 100 hours of hands-on work and none of these other people do more hours than you.

I wholesale but I like passive cash flow so I buy and hold but yes wholesaling is a lot work and takes some hustle.

The amount of work and repairs that go into it may never catch up for you if you are maxed out on renovation budget.
