I just got my first renters and I am finally in full tilt!

We just pass a transit referendum too, which will finally allow matching money to flow to the city for the first time. 

I finally have a plan from the engineer.

I'm under LOI to acquire my first LIHTC property (107 units in semi-rural south Chicago suburb) and am moving fast and furious to get up to speed on all things LIHTC.  

My first attempts to get a loan ended in some pretty humbling experiences (getting laughed out of a couple of banks due to zero credit history).Fast forward to today, and after building up some credit, a stronger W-2, and a solid professional background, I’m finally back in West Palm Beach, Florida, looking to make my first deal happen.

Finally, are there any resources: podcasts, books, etc. that you'd recommend?

Well I moved to Oregon last year and just started networking with a few Realtors in the area learning which Counties are developing and looking for mixed use and small multifam opportunities.I'll be listing a ranchette in Santa Maria, CA in Jan 2025 before I make my final exit from CA!

@Heidi Fahringer wasted time doing several calls and then a meeting with a CPA and then got shocked with their proposed fee.After even more wasted time trying to find out from them why the fee was 10x what I had been paying - a lightbulb in my head finally lit up and I asked the revealing question and found they had a minimum charge.Obviously, we were not a fit.

In Charleston SC I finally after two years was able to land an infill lot and we go vertical in december But there is just NO inventory there so I am not worried at all about selling that one..

I'd encourage you to weigh all of your options before making final decisions.
