So there is a reoccurring predicament coming up in one of the companies I work with - thought it might be wise to reach out here -I work with brokers who sale commercial real estate (many times along with all the plants, products, and licenses) for marijuana.  

One tenant used & offered to me; Said he had medical use marijuana.

I foresee marijuana becoming a huge market now that legalization is inevitable for the country .

I have a customer that it took 2 months to get non-paying tenant out, when they did, he was using his living room as a marijuana grow house, all flooring had to come out and his pitbull tore up every cabinet in the house.

Nevada will be voting in November to legalize marijuana usage for any one over 18 years of age and looking at Colorado and the HUGE tax/business benefits it has brought to them, i was thinking if this passes it is a potential opportunity for huge growth.

I ran him through Rentprep and turns out he has a felony for "DELIVERY/MANUFACTURE MARIJUANA" from 1998 when he was 18 years old.  

Hello all,I have an agent friend who has a friend who has a client who has a clean record, however they were arrested with 2 pounds of marijuana in their car.

There's a railroad track that runs diagonally through it... which may preclude it from residential use.With the general lightening of attitudes towards Marijuana, I know certain areas have made it easier to cultivate it.  

I have a list of my buyers, but they are interested in real estate, not in running a marijuana business, which is where the value in this property is. 

In your case, if a certain portion of ownership was in mom or dads name...then they married...and one passes...THEIR portion of ownership automatically goes to surviving husband or wife.Joint Tenancy does not infer use of marijuana:)
