Make sure you are factoring in vacancy, repairs, maintenance, capital expenditures, property management, taxes, insurance (plus flood if needed)...all these may look like overkill when it takes a $600 monthly cashflow down to $150 but over the long term you will be able to hone your estimates as you experience turnover and normal repairs and such.Take action!

I would suggest maximizing the size of the vanity, as it appears you have extra room to go in width.I dont personally see the extra value in removing the old tile unless you go all the way to a full gut.I sure lots of people on here will say that even the cheap route is overkill.

I'm currently in a quite high tax bracket while my wife is in a low one.I have read a bit about 3 tiers corporate structure and it probably is overkill to start but I want to have professional advices on this and if there are some intermediate structures to begin with.

That part was over kill but I had caulked some cracks and the window fix was multi colored with new flashing and caulk so now it's all black.

I can see that.. but having an attorney write each contract that would be out of the norm for your market unless you buying multi million dollar commercial type props.and I would not put each property into a separate LLC.. that's over kill.
