If they are clean I can return half of the money then once they have provided me with receipts showing the utilities are paid in full and I have the house is repaired I can return what is left.I have had good success removing organic stains with Oxyclean that some carpet cleaning companies did not get out, it seems to make even red wine disappear and lose its color.

I haven't done it yet, but at the last place I stayed they had a "$20 wine wall" - you just threw $20 in cash in a jar on the counter and could pull from their stock - which took up an entire wall.

I had a wine import business a few years back and despite what I thought was a solid Partnership Agreement we downloaded and edited from Legal Zoom, when one of my partners went behind our backs and bought out our Bank Loan and then turned around and sued us for the entire loan amount things got really messy and ugly.

It is IMHO you buy a primary in SF at all cost.. which you did.you may want to look out in the central valley as Joe suggests.. there are also rental markets up in Wine country specifically Ukiah area that could be good.Also you may want to consider the Oregon Market.. its a tweener  vis a vi CA and mid west or deep south..

I remember years ago mine wanted us to take French Cooking classes & I absolutely balked.But the class was full of attractive women, a couple of interesting 'males' & a lot of good wine, so we had a blast.
