These are moderately complex - rewire, replumb, water intrusion, rotten kitchen and bath floors, reconfigure for master ensuite, and open kitchen/den.West End is very hard -- 100 year old homes, so lots of complex framing issues, super competitive, and require full gut rehabs or pop the top.  

In that case, price out one week (or however long your contractor promises) at a local moderately priced hotel.

I prefer to keep moderate leverage on my properties, so there is positive cash flow remaining.

I share this example not because I want sympathy or criticism, but in hopes that readers here might learn from my mistake as they evaluate their own situation.I have a handful of other rental properties that I've added since 2012, and I consider these to have been moderately successful.

You can take advantage of the 'moderate term' renters from film industry without a platform like Airbnb.  

The 4-plex is on a corner lot of a moderate traffic intersection.

This is not to say that sometimes we (moderators) don't make a mistake and remove something that should have been left standing, but most of the time (obvious spam excepted) you'll get an e-mail describing the 'offense'.
