In addition, it is not a level playing field interference.  

And when the workers go home after 8 hours in the fields the machine keeps going for the next 16h.. 

As more and more states see flipping “wholesaling” residential real estate where a homeowner is involved as needing consumer protection the fantasy of no capital no experience easy entry in this field will be eliminated (good riddance!).  

At some point, you will have realize that you need to put the book down and just get on with it.So what is the best way to start in this field (assuming you got educated and understand the basics). 

When you go to B grade or higher the ROI generally drops & your field of applicants qualifying does to.   

Check other neighbors in the area what their water pressure GPM- if low 8GPM or lower put in a cistern well, see if any nitrate issues, talk with the county and see the distance needed from your septic drain field before you drill, Get the bad news out of the way.  

Then try to find a job somewhat related to the field, but I would probably lean towards something that is W-2.

I dont really see a disadvantage to investing in the self directed field other than it is not as easy to 'cash out' if you need the funds for something else, which is not always a bad things IF you are investing for the longer term, and that you can not leverage as highly as outside a plan.
